Definition of a Tenant

A tenant(s) is person(s) who occupies real property owned by another based upon an agreement between the person and the landlord/owner, almost always for rental payments.


Having selected the property you wish to live in, you will need to complete a written application. At this time any details or requirements can be agreed, including occupany date, duration of the letting, etc.


Tenants will be responsible for the payment of utility and telephone bills, council tax and television licence.

Deposit and Costs

A deposit is always taken from a tenant prior to the occupation of the property. The deposit remains the property of the tenant throughout the tenancy but it is held by The Depsoit Protection Service (DPS). The Deposit will stay lodged with them until  both you and the Landlords or acting Landlords are satisfied with the final check out report at the end of the tenancy.



BEFORE YOU MOVE IN: Set up fee £250.00 (inc. VAT) Full Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation, (amending and agreeing terms) arranging the tenancy agreement, Inventory and Change of Utilities.


Guarantor Fee £50.00(inc. VAT) per guarantor (if required) Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement


Pet Deposit Returnable additional Security Deposit of minimum £100.00 (allowing Pets is at Landlords discretion) To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.


DURING YOUR TENANCY: Renewal Fee (6 or 12month options) £45.00(inc. VAT) for 6 months or £60.00(inc. VAT) for 12 months Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.


ENDING YOUR TENANCY: Check out Fee (tenant’s share) £55.00(inc. VAT) Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).


Future Landlord Reference Fee £ NO CHARGE for reference request Collating information and preparing a reference for a future landlord or letting agent.


Other Fees and Charges: Key Attendance During office hours £45.00(inc. VAT) per call out - Outside Office Hours £65.00(inc. VAT) per call out Obtaining necessary permissions from Landlords and travel costs.


False call-out charge £25.00(inc. VAT) per call-out (plus any actual costs incurred) Where it is found that the actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged.


Unpaid Rent / Returned Payments Interest at 8% above Bank of England Base Rate from date due)


Failure to attend Inspections £30.00(inc. VAT) Collate the inspection report and travel costs where a mid-term inspection has been booked and confirmed, yet results in a failure to attend.


Failure to Attend Meetings £30.00(inc. VAT) Where a meeting has been booked and confirmed, yet results in a failure to attend.
